4S RANCH
According to the its website, 4S Ranch
encompasses 2,300 acres in the hills of
North County. The property is sur-
rounded by Lake Hodges on the north,
Rancho Bernardo on the east, Black
Mountain on the south, and the Santa
Fe River on the west.

branch, describes the community as
"very residential." Many families with
young children are drawn in by the rep-
utation of the Poway Unified School Dis-
trict, she added.
The community's homes feature a va-
riety of designs, including cottage,
craftsman, mission, and ranch. Neigh-
borhoods surround 4S Commons, the
town center. The community was devel-
oped by Newland Communities in part-
nership with the Ralphs family.
The local business community is an-
chored by a busy retail area at the inter-
section of Dove Canyon and Camino del
Norte. According to a 2007 report in The
San Diego Union-Tribune, the commu-
nity once was part of a ranch owned by
an English sea captain Joseph Snook.
The Ralphs family, known for its grocery
store chain, bought the ranch parcel in
the 1930s. In the '90s, the family sold
about 3,400 acres to a developer. The
land later became part of Newland
Communities.
Today there are about 4,700 homes, ac-
cording to the North San Diego Business
Chamber website. "It is a very vibrant
community," Zhou said.
